Contract to Closing the Fox Home Team will help Manage Your TransactionWhen interviewing real estate agents, many people overlook the important role that Realtors can play from contract to closing. Once we find a buyer for your home, our team will manage all of the important details of your transaction, right up until closing.

Our team will start by completing all of the proper paperwork and delivering it to the attorneys involved in your real estate transaction. We will coordinate the scheduling of your home inspection and handle contingencies and issues as they arise. We will help to gather estimates for repairs and negotiate credits if required. We will make sure the buyer’s deposit monies are collected and submitted on schedule to the escrow account, including both the first and second deposits. We will help coordinate the scheduling of the appraisal, and, supply comparable sales data to the appraiser if needed. We will make sure the buyer’s title work is ordered by their attorney and help to clear any title problems in time for closing. Should there be a home sale contingency, we will closely monitor that transaction and make sure all important deadlines are met.

In addition, we will make sure the buyer has obtained their mortgage commitment as scheduled, and if not, find out why. We will help to schedule your smoke detector, carbon monoxide, and fire extinguisher requirements as required by law. We will assist in scheduling the closing and possession date for your home. We will schedule the final walk through. We will arrange for the transfer of utilities, keys, warranties, garage door transmitters, mail procedures, etc). Finally, we will provide any documents and/or deposit monies required for the day of closing.
